Do you need to locate an exact boundary? Our experienced cadastral team we deliver precise boundary and identification surveys for residential property owners, builders, developers, and designers. Whether you’re replacing a fence, building a retaining wall, settling a boundary dispute or even purchasing a new property, we will help you get the boundary right the very first time.
A boundary or identification survey is not just about marking lines on a plan, it’s about preventing costly disputes, reducing risk, and ensuring your property plans align with council regulations. Every project starts with knowing exactly where your property begins and ends.

Where We Work
We operate across Brisbane’s suburbs and major metro regions. Our team is familiar with a wide range of lot types, including character homes, new subdivisions, large family properties, and compact inner-city sites. We understand local topography, zoning rules, overlays, and council requirements that vary across different neighbourhoods. This allows us to tailor each survey to the specific needs of your site and location.
Whether you’re in a waterfront suburb, hilly terrain, or infill development zone, we provide the same high standards of precision, compliance, and fast turnaround.
What We Survey
Our surveys help confirm that your land aligns with the title plan and reveal any overlapping features, easements, or boundary shifts that may affect your project or compliance status.

Why Brisbane Homeowners and Builders Choose Us:
We pride ourselves on being responsive, thorough, and easy to work with (removing the guesswork and giving you full confidence in your site’s boundaries before construction begins or legal issues arise).

In Queensland, a survey of existing property boundaries is commonly called an identification survey. A registered cadastral surveyor examines survey records and physical evidence to identify, re-establish and, where appropriate, mark your property boundaries. An identification survey confirms existing boundaries, it does not create or alter property interests.
We recommend a boundary survey before installing or replacing a fence, constructing a retaining wall, building an extension, or carrying out other work close to a property boundary. It is also useful when purchasing or developing property, investigating a possible encroachment, or resolving uncertainty between neighbours.
Not necessarily. Fences, retaining walls and other improvements are sometimes built away from the true boundary, and the boundary cannot be reliably located by measuring from the kerb. GPS apps, Queensland Globe and online property maps are also not authoritative sources for locating boundaries on the ground. A cadastral survey is required to establish the boundary accurately
The surveyor will review the relevant title and survey information, undertake field measurements and reinstate the surveyed boundaries. Depending on the scope and site conditions, boundary corners may be marked or re-marked, and the survey plan may show relevant fences, retaining walls, buildings and encroachments in relation to the boundary.
A boundary survey provides independent professional evidence showing where the boundary is located and how nearby fences, walls or structures relate to it. However, the survey itself does not determine who is responsible for an encroachment or compel someone to relocate a structure. Where an affected improvement or encroachment is identified, the surveyor may be required to notify the affected landholder, and unresolved disputes may require negotiation, mediation or legal advice.
